Following our initial no obligation meeting we will prepare you a detailed fee proposal which is broken into the requirements and costs for each stage through the design process.
Preliminary Design Stage We will know everything about your site and/or building, having measured up, reviewed your property file and liaised with Council Planning and Building to determine any requirements, conditions or restrictions. This is crucial in ensuring that we start off on the right foot, are efficient in the design and eliminate any problems or unnecessary costs in the following stages. We will provide you with Preliminary Sketch drawings based on your brief including budgets and any conditions to create the start of a buildable form.
Developed Design At this stage we fine tune the design details such as material selection, dimensions, window and door sizes etc. 3D computer models or walk-throughs can also be generated allowing you or others to visualise the final design.
Working Drawings / Building Consent Phase Working Drawings and all documents required by council for the project are lodged for Building Consent. We have had 100% success rate in obtaining building consents approved in over 20 years in the industry.
Tendering or Negotiated Price If you do not have anyone who can follow the build through after building consent stage we can help you with this. We can arrange the issue of drawings and documents to various building contractors for either tendering or negotiated pricing. We would set a submission date and then analyse the building contractors in order to assist you in selecting the right contractor for your project.
Contract Administration It may be that you have no time to keep track of building work and if this is not monitored properly it can create unnecessary problems. We can make the building process less stressful by administering the contract which is signed between yourself and the contractor. This ensures regular site meetings which are scheduled to monitor the progress and to deal with any unforeseeable situations or changes, providing for any additional details as they are required and ensuring your building is built as per your requirements. We act as a liaison between yourself and the contractor, ensuring the smooth running of the contract.
